Sculpting Light: The Transformation of Yellow House in Balmoral

Some renovations are about expansion. Others are about clarity. At Yellow House in Balmoral, the ambition was to completely reshape the experience of the home — opening a once dark and compartmentalised 1990s residence into a light-filled architectural retreat defined by sculptural form, texture and personality.

A Home Reimagined
Perched above Balmoral Beach, the original three-storey residence lacked connection between spaces and failed to capture the natural light and openness offered by its location. Working alongside CO-AP Architects, Daran Building stripped the home back and reconfigured it entirely, creating a residence centred around flow, light and spatial drama.
At the core of the transformation sits a striking spiral staircase crowned by a circular oculus skylight. More than a circulation element, the staircase became the architectural anchor of the home — drawing sunlight through all three levels and creating constantly shifting moments of shadow and reflection throughout the interiors.
By opening the upper level into an expansive living space, the renovation introduced a new sense of calm, openness and connection throughout the home.

Design Highlights
The success of Yellow House lies in its balance of sculptural architecture and deeply personal interiors. Key features of the transformation include:
Architectural Staircase: A dramatic spiral staircase forms the centrepiece of the home, connecting all levels beneath a circular skylight that floods the interiors with natural light.
Layered Interiors: Contemporary finishes were carefully balanced against the client’s extensive collection of antique Asian furniture and artefacts, creating spaces rich with texture and character.
Precision Detailing: Bespoke joinery, curved forms and carefully resolved material transitions demonstrate the level of craftsmanship carried throughout the project.
